House verdict

Covered on AFFO — but leverage is still above target. Second-quarter AFFO of $0.18 a share covered the $0.14 quarterly dividend at about a 77% payout, and the company says the dividend is comfortably covered on that measure. The tighter measure tells a different story: FFO, as adjusted, was exactly $0.14 in the quarter, and full-year 2026 adjusted-FFO guidance of $0.53 to $0.57 brackets the $0.56 annual dividend, so there is no cushion on that basis. Leverage did improve — about $460 million of debt was repaid from $485 million of multifamily sales, taking net debt to 7.1× adjusted EBITDAre — but that is still above the company's own 5.5× to 6.5× post-transformation target, and the quarter's GAAP loss of $0.25 a share came from impairments on the assets being exited. The rent engine itself is not the problem: retail same-store cash NOI rose 2.9% and office same-store cash NOI rose 8.3%. This is a warning about a balance sheet still being repaired, not a trap — the dividend is paid out of AFFO, with no verified return-of-capital funding behind it.

Key risk: Leverage and transformation execution — at 7.1× net debt to adjusted EBITDAre, above the 5.5× to 6.5× target, the company has less room if retail or office occupancy slips while it finishes exiting multifamily, contracting and financing businesses. A quarter of AFFO below $0.14 would leave the dividend uncovered on the measure that currently covers it.

Changes if: AFFO falls below the $0.14 quarterly dividend, leverage fails to move toward the 5.5× to 6.5× target, or full-year adjusted FFO comes in below the $0.56 annual dividend. Any of those turns a covered-but-tight payout into a cut question.

What this grade doesn't say: It screens the dividend only — covered, real, compounding. It says nothing about valuation or price: a well-covered payer can still be overpriced, and its price can still fall.

AHRT in the House

Room: Rental Income. Not one of the House's current holdings — in Order a New House it takes a seat in this room and carries the room's 16% target. Target 16% — REIT rent checks. Quarterly distributions from retail and mixed-use office properties in the Mid-Atlantic and Southeast, after a 2026 simplification that exited multifamily and contracting.
