Well covered — grocery-anchored rent, rising. A quarterly payer at $0.29 a share, $1.16 annualized, raised 7.4% year over year from $0.27 — and second-quarter Core FFO of $0.52 a share covered the $0.29 dividend at a 56% payout (55% on NAREIT FFO of $0.53), with same-property NOI up 3.7%, blended cash leasing spreads of 15.9%, retail leased occupancy of 94.8%, and $37.3 million of leased-but-not-yet-occupied NOI still to phase in. Full-year Core FFO guidance of $2.06–$2.12 a share was reaffirmed, and the company received a Fitch upgrade to BBB+ in September 2026. For a REIT, the House reads Core FFO payout — never the EPS payout, which depreciation and $87.7 million of gains on property sales in the quarter make meaningless as a coverage yardstick.
Key risk: Open-air retail tenancy and capital recycling — the portfolio is being reshaped through large dispositions and acquisitions, and a tenant downturn or a stalled recycling program would hit the NOI growth this grade relies on.
Changes if: Core FFO payout pushes past ~70%, same-property NOI turns negative, or leverage rises back above ~6×. Any of those reopens this grade.
- ✓AFFO coverage check: Second-quarter Core FFO of $0.52 a share covered the $0.29 dividend at a 56% payout — a real cushion, with full-year guidance of $2.06–$2.12 against $1.16 of dividends pointing to a similar mid-50s payout for the year.
- ✓Growth check: The dividend rose 7.4% year over year to $0.29, same-property NOI grew 3.7%, anchor leased occupancy rose to 96.3% and small-shop to 92.3%, and blended cash leasing spreads hit 15.9% — growth and coverage are moving together.
- ✓Leverage check: Net debt to Adjusted EBITDA of 5.1× at June 30, 2026, down from 5.2× at March 31, with $1.2 billion of available liquidity — a comfortable balance sheet for a retail REIT, and the Fitch upgrade to BBB+ in September 2026 agrees.
What this grade doesn't say: It screens the dividend only — covered, real, compounding. It says nothing about valuation or price: a well-covered payer can still be overpriced, and its price can still fall.
