Covered — but the cushion is thin. A quarterly payer raised to $0.68 a share in August 2026, from $0.67, and Q2 AFFO of $0.83 a share covers the new rate at an 82% payout — 87% of Q2 funds available for distribution of $0.78. That is covered, but the margin is the thinnest among the covered REITs here: 2026 AFFO guidance was raised to $3.22–$3.26 a share, and leverage was cut to 3.3× after $480 million of CommuniCare sale proceeds paid down the revolver. The balance sheet is light; the payout is not.
Key risk: Operator health — the rent comes from skilled-nursing and assisted-living operators, whose EBITDAR coverage is 1.65× after a 4% management fee on 82.6% occupancy. If operator margins compress on labor costs or reimbursement, the rent — and then the dividend — is where it shows up.
Changes if: The AFFO payout pushes past ~82%, operator EBITDAR coverage falls below 1.65×, or leverage rebuilds past 3.3×. Any one of those narrows an already thin cushion.
- !AFFO coverage check: 82% of Q2 AFFO at the new $0.68 rate — and 87% of funds available for distribution — is covered, but with little room for an operator stumble or a soft quarter.
- ✓Leverage check: 3.3× after Q2 asset sales paid down the revolver, with fixed-charge coverage of 6.5× — the balance sheet is not the constraint here.
- !Operator check: 1.65× EBITDAR coverage after a 4% management fee, on 82.6% occupancy, means the dividend depends on operators whose own margins are the first thing to compress in a downturn.
What this grade doesn't say: It screens the dividend only — covered, real, compounding. It says nothing about valuation or price: a well-covered payer can still be overpriced, and its price can still fall.
