House verdict

Solid compounder. Broad, cheap, and diversified across U.S. real estate — 155 holdings tracking the MSCI US Investable Market Real Estate 25/50 Index, led by Welltower, Prologis, Equinix and American Tower, paying $0.8046 a share for the September 2026 quarter and $3.41 over the trailing 12 months. The payout comes from REIT rents and property income passed through the fund, not from leverage or option premium, and the 10-year total return of about 5.1% a year shows the income arriving with growth attached, not instead of it.

Key risk: Rate sensitivity — REIT prices fall when long rates rise, and VNQ’s five-year total return is only about 0.6% a year, so a holder can wait years for price progress even while the quarterly checks arrive.

Changes if: The broad REIT payer base starts cutting distributions in sync, the yield climbs out of the moderate band into distress territory, or the expense advantage is lost — breadth is the coverage, and it has to hold.

What this grade doesn't say: It screens the dividend only — covered, real, compounding. It says nothing about valuation or price: a well-covered payer can still be overpriced, and its price can still fall.

VNQ in the House

Room: Rental Income Not one of the House's current holdings — in Order a New House it takes a seat in this room and carries the room's 16% target. Target 16% — REIT rent checks. Diversified property income, the closest thing to a tenant's check without owning the building.
