House verdict

High yield on a thin cushion — payout near 90% of FFO and leverage above target hold the grade at warn. The $0.34 quarterly dividend is covered by Q3 2026 FFO of $0.56 a share, but management puts the full-year 2026 payout ratio at about 89%, inside the §4 caution band of 80–90%, and the dividend has been held flat through 2026 after yearly raises. Net debt to EBITDA of 6.4× annualized (6.9× trailing) is above the company’s own 5.5× target. Same-store cash NOI rose 8.3% year over year in Q3 and retail occupancy is 98.3%, but the cushion is thin.

Key risk: A payout near 90% of FFO and leverage above the company’s target leave little room if leasing or NOI disappoints.

Changes if: The payout falls below 80% of FFO for a full year, leverage returns toward 5.5×, or the dividend is cut.

What this grade doesn't say: It screens the dividend only — covered, real, compounding. It says nothing about valuation or price: a well-covered payer can still be overpriced, and its price can still fall.

AAT in the House

Room: Rental Income. Not one of the House's current holdings — the room is its place in the library, not a position in the House. Target 16% — REIT rent checks. Monthly distributions from real estate, the closest thing to a tenant’s check without owning the building.
