House verdict

The payout does not cover itself on guidance — and the rate was already cut. The $0.76 annualized dividend is ~91% of raised full-year AFFO guidance of $0.82–$0.85 a share, past the 90% fail line, and Q2 AFFO of $0.22 a share against $40.6 million of dividends declared in the quarter leaves no cushion. The quarterly rate was cut from $0.275 to $0.19 in January 2025, inside three years, and the 10.9% yield itself trips the §8 ≥8% trap trigger. Leverage at 6.6× and a 5.7-year WALT are cautions, not the reason for the verdict — the coverage and the cut are.

Key risk: A 10.9% yield on a payout above guided AFFO, funded while the portfolio is still being repositioned out of office into industrial, leaves the dividend dependent on the Modiv acquisition delivering its promised ~4% AFFO accretion.

Changes if: Full-year AFFO lands above $0.85 with the $0.19 rate held, or the rate is cut again — either way the coverage math, not the yield, decides the next grade.

What this grade doesn't say: It screens the dividend only — covered, real, compounding. It says nothing about valuation or price: a well-covered payer can still be overpriced, and its price can still fall.

GNL in the House

Room: Yield trap. Fails the House trap check — the payout exceeds guided AFFO after a January 2025 dividend cut, at a 10.9% yield Allocated zero, on purpose.
