House verdict

Well covered, with room to keep raising. The $0.25 quarterly dividend takes ~52% of Q2 2026 Core FFO of $0.48 a share, and ~51% of raised Core FFO guidance of $1.94–$1.96 for the full year. Leverage is 5.5× net debt/trailing adjusted EBITDA (5.3× annualized), below the 6× pass line, and leased occupancy was 96.2% with same-property NOI up 4.1%. The quarterly rate has been raised every year from $0.2052 in 2022 to $0.25 in 2026. Core FFO is the reported base — IVT does not report AFFO — so the payout is a proxy, but at 52% the cushion survives any plausible recurring-capex adjustment.

Key risk: Leverage rose from 4.5× at year-end 2025 to 5.5× by mid-2026 on acquisition debt, so continued buying at the 2026 pace would erode the balance-sheet cushion that currently supports the raises.

Changes if: Net debt/adjusted EBITDA pushes past 6×, or Core FFO guidance is cut toward the $1.00 annualized dividend.

What this grade doesn't say: It screens the dividend only — covered, real, compounding. It says nothing about valuation or price: a well-covered payer can still be overpriced, and its price can still fall.

IVT in the House

Room: Rental Income. Not one of the House's current holdings — the room is its place in the library, not a position in the House. Target 16% — REIT rent checks. Monthly distributions from real estate, the closest thing to a tenant's check without owning the building.
