House verdict

Solid compounder. Broad U.S. real estate in one fund — about 58 REITs and real-estate companies tracking the Dow Jones U.S. Real Estate Capped Index, led by Welltower and Prologis. The distribution is REIT rent and property income passed through the fund, not leverage or option premium, and the 10-year total return of about 5.4% a year shows the income arriving with growth attached, not instead of it.

Key risk: Rate sensitivity and cost — REIT prices fall when long rates rise, the five-year total return is only about 1% a year, and the 0.40% expense ratio is several times a plain REIT index fund, so a holder pays up for the same property income.

Changes if: The broad REIT payer base starts cutting distributions in sync, or the yield climbs out of the moderate band into distress territory — breadth is the coverage, and it has to hold.

What this grade doesn't say: It screens the dividend only — covered, real, compounding. It says nothing about valuation or price: a well-covered payer can still be overpriced, and its price can still fall.

IYR in the House

Room: Rental Income. Not one of the House's current holdings — in Order a New House it takes a seat in this room and carries the room's 16% target. Target 16% — REIT rent checks. Diversified property income, the closest thing to a tenant's check without owning the building.
