House verdict

A well-covered 4.8% yield with no near-term maturities, held back only by a dividend still rebuilding from its 2020 suspension. The $0.15 quarterly dividend is covered at about 42% of guided Adjusted FFO, and comparable RevPAR rose 6.8% to $167.15 in Q2 2026 with occupancy at 77.0%. Leverage of about 5.1 times, on labelled arithmetic, sits inside the pass band, and the company states no maturities until 2029. The dividend was suspended in 2020, troughed at $0.01 in 2021–2022, and at $0.15 remains below the $0.33 pre-2020 rate, so history stays a caution.

Key risk: The dividend rebuild is incomplete and the shares remain exposed to lodging demand swings.

Changes if: Guided FFO is cut enough to push payout toward 80%, or the dividend is cut again.

What this grade doesn't say: It screens the dividend only — covered, real, compounding. It says nothing about valuation or price: a well-covered payer can still be overpriced, and its price can still fall.

RLJ in the House

Room: Rental Income. Not one of the House's current holdings — the room is its place in the library, not a position in the House. Target 16% — REIT rent checks. Monthly distributions from real estate, the closest thing to a tenant's check without owning the building.
