Covered today, at half the pre-2020 distribution. The $0.09 quarterly dividend takes only ~28% of Q2 2026 Adjusted FFO of $0.32 a share, and RevPAR rose 9.3% year over year to $263.61 with occupancy at 77.6%. But the current $0.36 annual regular distribution is far below the pre-2020 pattern — a $0.05 quarterly rate plus December specials of $0.54–$0.59 in 2018–19 — after the dividend was suspended from mid-2020 until September 2022, and the rate has been flat at $0.09 since June 2024. Hotel earnings are cyclical and the payout base is Adjusted FFO, not AFFO, so the cushion is thinner than 28% suggests once furniture, fixture and equipment reserves are counted.
Key risk: Hotel cash flow swings with travel demand and renovation disruption, so a dividend that looks thinly paid in a strong RevPAR quarter can come under pressure quickly in a weak one, as the 2020 suspension showed.
Changes if: The quarterly rate is raised from $0.09, or RevPAR reverses and Adjusted FFO falls toward the dividend — the flat rate since 2024 is the tell either way.
- ✓Payout check (proxy base) 28% of Q2 Adjusted FFO passes (<80%), but Adjusted FFO is not AFFO: FF&E reserve treatment was not verified, so true AFFO payout is higher than 28% by an unquantified amount.
- !Leverage check Company-reported net debt/EBITDAre could not be verified from sources found (total debt ~$975m at June 30, 2026 per balance-sheet data; adjusted EBITDAre $76.7m in Q2). No leverage grade is asserted.
- !Raise history check Flat at $0.09 since June 2024 = paused (caution). The 2020–2022 suspension (last pre-suspension payment Mar 2020, resumed Sep 2022 at $0.05) is outside the §8 3-year trap window and is disclosed, not graded as a current fail; the December 2023 $0.06 special was the last special paid.
What this grade doesn't say: It screens the dividend only — covered, real, compounding. It says nothing about valuation or price: a well-covered payer can still be overpriced, and its price can still fall.
