House verdict

Cheap, concentrated large-cap REIT income — the yield is moderate and rent-backed. XLRE paid $1.44 per share over the trailing 12 months, a 3.39% trailing yield at the $42.44 close on October 27, 2026, from 32 S&P 500 real-estate names excluding mortgage REITs, led by Welltower (11.62%) and Prologis (8.17%). The 0.08% expense ratio passes §7, the payout is REIT rent and property income passed through, and the 5-year total return is about 10.5% cumulative — income with modest growth attached. The top 10 holdings are about 59% of assets, reported as information only for a sector ETF.

Key risk: Concentration — Welltower alone is 11.62% of the fund, so one large REIT's dividend decision moves the payout more than in a broad REIT fund.

Changes if: The REIT payer base starts cutting in sync, the yield climbs out of the moderate band into distress territory, or mortgage REITs enter the index.

What this grade doesn't say: It screens the dividend only — covered, real, compounding. It says nothing about valuation or price: a well-covered payer can still be overpriced, and its price can still fall.

XLRE in the House

Room: Rental Income. Not one of the House's current holdings — the room is its place in the library, not a position in the House. Target 16% — REIT rent checks. Monthly distributions from real estate, the closest thing to a tenant's check without owning the building.
